We are currently looking for a Senior Asset Manager with experience within Industrial and Logistics to join Royal London Asset Management in our Property Team.
You will effectively manage industrial investment properties within the property portfolios to ensure relative outperformance. You will also assist, and lead where appropriate, on acquisitions, disposals, developments and project specific work.
The Property team invests internal and external client’s money into the Property Sector and actively manage property investment assets to outperform the benchmark.
About the role
- Asset Business Planning: Prepare and review Asset Business Plans annually supported by 5 years rolling cashflows reviewed Quarterly for all properties. Execute the agreed action points.
- Lease Events: Identify and oversee lease re-gears, whilst ensuring all rent reviews, lease expiries and break options are actioned, pursued and documented.
- Lease Events: Liaison with external agents agreeing fees and appointing agents and advisors. Provide oversight to Asset Managers and Assistant Asset Managers in this regard.
- Communication: Ensuring the teams oversight and regular liaison (weekly/bi-weekly) with external Property Managers is taking place, to ensure that the asset is properly maintained, managed and compliant with statutory regulations.
- Asset Management: In conjunction with the Head of Sector and senior members of the team implement the agreed asset management strategy for the Funds.
About you
- Maintain in depth knowledge of the industrial and logistics property sector (in terms of locations, occupiers, properties and agents) to secure opportunities in terms of new, letting and active management opportunities).
- Extensive (mid-level to senior) property investment market and occupational contacts.
- Have an excellent understanding and experience of asset management, investment and development processes, including valuations, DCF appraisals and financial models and the market standard software.
- An ability to write concise, logical and well worded reports.
- Maintain sound working knowledge of legal/economic framework.
- Chartered Surveyor/ Director with experience working within a Valuation, Property Management and/or Leasing/L&T.
- Experience of working within the industrial and logistics market – working for a property owner, leasing agent or client side for a property owner.
